Tile is a very durable and long-lasting product. Of course, this does not mean that it does not require regular maintenance. Most of these are actually caused by the grout line deteriorating due to failure to keep the floor sealed. The grout is usually the first thing to go. Prepping the Floor

Before you can seal your tile floor, you need to prep it. Start by removing everything from the room. Then, give it a thorough mopping and vacuuming. Then, use painter's tape to tape off the bottom edge of any wooden molding or baseboard near the floor.

Having the Right Supplies Before Your Start

Most importantly, you need a penetrating liquid tile sealant that is specifically designed for your type of tile. That is, don't use ceramic tile sealant if you have stone tile floor. Tile sealant is expensive, but it is very easy to apply. You want to make sure you do it right the first time and use the right product, so you don't need to repeat the process a few months later. Besides the sealant, you will also need several lint-free rags, rubber gloves and painter's tape. It is also helpful if you have soft knee pads so you can scoot around the floor with a little less pain.

Applying the Sealant

The best way to apply the sealant is to first pour it directly onto the floor. Then, immediately spread it all around the floor with the rags. Make sure you cover every square inch of the floor. Now, you need to let the sealant soak into the floor for a bit. The time depends on your product and type of floor, but it is usually less than an hour. Most products work best if you apply a second or third coat. The more coats you apply, the more certain you are of absolute coverage. After the last coat has dried for several hours, you might notice a thin film on your tile. If so, just wipe it off with a dry paper towel.
